Summary

Rare to the market, The Old Woodyard is an utterly charming mid-Victorian (non-listed) historic farmstead which occupies a stunning and idyllic location off Monastery Hill, the quiet approach road to Dunwich village. The property, which was partly once the carpenters' yard serving the Greyfriars Estate, includes 2.85 acres of land (sts) and totals circa 4415 sq.ft (410.2 sq.m.) and comprises a main 5-bedroom house and a sizable detached barn with 1 bedroom annexe accommodation, garage, large storeroom (with huge scope to develop subject to consent) and conservatory greenhouse.

Full Description

The house and barn themselves, are set amidst circa 0.85 acres of beautiful gardens and feature a split-level decked terrace area flanked by a pond full of wild water lilies, giant gunnera, and quintessentially English cottage plants such as wisteria and tumbling antique roses. NB there was once a swimming pool in the gardens (now a paved over section of the garden), which could very easily be reinstated. Of further note, a path from the front garden leads to 2 acres (sts) of level grassland, which subject to consent could make for a rather special equestrian facility or indeed as a wild flower meadow. To summarise, The Old Woodyard is a one-of-a-kind country retreat, which has been preserved and nurtured by the present owner for the last 20 years, and it is now time for an incoming purchaser to take on the mantle of this historical and magical property.

This parcel of land would lend itself either to an equestrian facility (subject to consent) or easily drilled to create a wildflower meadow. The gardens behind the main house and barn feature a split-level decked terrace area and pond. The pond is full of wild water lilies with giant gunnera on the margins. The main garden is a mixture of low-maintenance dry garden planting. The main house has wisteria and antique roses covering the façade, and the rear partly covered by hanging grapevines and roses.

Location:

The Old Woodyard is situated on the edge of the coastal and sought after village of Dunwich. The village benefits from its close proximity to the beach and there are fine walks within the area both up the coast towards Walberswick and Southwold and down the coast towards Thorpeness and Aldeburgh. There are further walks along the surrounding marshes and heath and further south over Minsmere bird sanctuary.A popular walking trail runs from Dunwich Beach car park, past the eerie ruins of Greyfriars Franciscan Priory and onto the beautiful, National Trust managed Dunwich Heath. The village has a local pub, The Ship Inn and the nearby village of Westleton has two pubs, a garage and a village shop. Dunwich is only 10 miles from the market town of Saxmundham, which provides a range of day to day facilities including a bank, Waitrose and Tesco supermarkets, a High Street with a variety of shops. Darsham railway station lies about 6 miles to the west and provides services via Ipswich to London's Liverpool Street station.

Dunwich:

Dunwich was once the Anglo-Saxon capital of East Angles (East Anglia) and was a thriving port trading in timber, fish and furs with a population of approx. 4000 inhabitants. However, in present day, Dunwich is a much sleepier, unspoilt coastal village, set within an area of outstanding natural beauty. Most of the original town of Dunwich was lost to sea due to coastal erosion and a series of severe storms. However, legend says that if you stand on a particular stretch of beach where the original city of Dunwich once stood, you can still hear the tolling of the church bells underwater - although the original church was lost to sea many years ago.
